How do I get alerts when a zoning application appears on a Rhode Island agenda?

Rhode Island already emails you when a zoning or planning board posts a meeting. That email does not name the applications. If you need the applications themselves, while they are still pending, you are watching a different thing.

The useful moment in this work is the application, not the building permit. A dimensional variance in Warwick, a minor subdivision in Westerly, a special-use request in Providence: those sit on a board agenda before anyone at the building department has a file. Miss that window and you are reading a decision after the hearing.

There are a handful of honest ways to watch it. They are not interchangeable.

The free one is the Secretary of State. Open Meetings lets you subscribe to a public body. When that body posts a meeting, you get mail. For a land-use practice that already knows which boards it cares about, this is the right first step. It is also the ceiling of what the state will do for you. The alert says a meeting was scheduled. It does not pull the applications off the agenda. You still open the packet.

The next option is the towns. Rhode Island has 39 municipalities. Each posts agendas and packets as PDFs, often with no search and no alerts. If your work is one town, you can live in that clerk's page. If your work is Barrington and Tiverton and a parcel in Coventry, you will spend the morning in PDFs. That is real work. It is also how most of this state still runs.

Permit databases start later. BuildZoom, Dodge, the national permit products: they pick up once a building department has a file. Useful if you sell lumber or want construction volume.
